October is the month to get your NW Metro Atlanta home ready for winter, and you have more time than you think. The average first freeze in our area lands around November 13, with Marietta's first frost typically arriving around November 3.
That is roughly five good weekends to knock out the small jobs that protect your biggest investment. Here is where we tell clients to start:
Outside: clean the gutters and downspouts, disconnect hoses and drain the irrigation, rake leaves away from the foundation, trim branches off the roof, and give the roof and HVAC unit a look from the ground.
Inside: replace the HVAC filter, test the smoke and carbon monoxide detectors, seal drafts around doors, flip ceiling fans to clockwise, and have the chimney cleaned if you burn wood.
If you are thinking about selling this fall, the same list is your best prep. The jobs that show up on inspection reports, clogged gutters, branch contact, beeping detectors, are almost all small and cheap to fix before you list.
