October is historically one of the strongest seller months of the year in NW Metro Atlanta. The buyers still touring this month are serious, motivated buyers who need to move before the end of the year. And with most closings running 30 to 45 days, a home listed in early October can still close comfortably before Thanksgiving.

After that, the market takes its annual holiday pause. Sales and new listings both drop off in November as families shift their attention to the season, and the buyer pool does not meaningfully return until January.

One thing to know: mortgage rates moved back above 7% in late September (Freddie Mac's national average hit 7.03% for the week ending September 24), so buyers are rate-sensitive and pricing matters more than ever. Homes priced honestly and presented beautifully are still selling well. Homes priced against last year's market are sitting.
