Here is what the data actually says right now, city by city.

Marietta homes are selling in a median of about 12 days, the fastest pace in the region, with strong demand in Kennesaw close behind at about 12 too. Woodstock and Acworth run about 14. Canton about 19. Dallas and Cartersville take the longest, around 25 days each. Across the metro, inventory sits near four to five months of supply, and roughly 4 in 10 active listings have had their price reduced at least once.

What that means for you depends on your home and your timeline. A well-priced, well-presented home in Marietta or Kennesaw can still be under contract in two weeks. The same home priced against last year's market can sit for two months and need a cut. Waiting until spring means more inventory to compete with, not necessarily a higher price.

If you are planning to move to Georgia from out of state, here are the things we wish every relocating buyer knew before they started searching.

The tax picture is genuinely good. Georgia does not tax retirement income. Social Security is fully exempt, and retirees can exclude up to $65,000 per person, or $130,000 per couple, of income from IRAs, 401(k)s, pensions, and annuities. Property taxes are assessed at the county level and vary across the metro, and a homestead exemption can reduce the taxable value of your primary residence.

The commute is real and worth testing. NW Metro Atlanta offers a suburban lifestyle with larger homes, bigger yards, and highly rated schools, and the trade-off is a 30-to-55-minute drive to downtown Atlanta depending on where you land and when you drive. Test-drive the commute during rush hour before you commit to a neighborhood.

The market is not one thing. Median prices run from around $550,000 in Marietta to roughly $365,000 in Cartersville, with entry points under $380,000 in Dallas and much of Paulding County, and Cherokee County (Woodstock and Canton) commands the highest county medians near $500,000. Your budget buys a very different home, lot, and school district in each city. First-time buyers should also know the Georgia Dream program has offered qualifying buyers a rate near 5.875 percent, a meaningful gap below current market rates.
